Residential Building Survey

DMP were instructed to undertake a full building survey on a three-storey residential property previously subdivided into two separate flats.

The property, was originally constructed circa 1900’s, with Victorian features throughout. To mention a few, decorative quoin detailing, ornate corbelled detailing, and pilasters to window surrounds. In addition, decorative archway surrounds and a flush render with decorative incised lines to give the appearance of ashlar stonework.

During our inspection, sadly the property as a whole was found to be in poor condition. Clear evidence that the property requires substantial renovation and refurbishment. It was apparent that there had been limited alterations to the original property and a lack periodic maintenance.

DMP advised the client on key issues and areas in which the property requires improvement. For example, the majority of the timber box sash windows were unable to operated due to defective or missing sash cords or decorated shut. Window frames were generally deteriorated with evidence of timber decay. There was evidence that the top sash was not engaging with the frames causing prominent gaps to form, therefore draughts internally.

DMP advise that all windows require complete overhaul, preparation and redecoration with some replacement sashes requirement replacement. Furthermore, to replace with new ‘slimlite’ double glazed sash windows or installation of secondary glazing to improve the thermal efficiency and EPC of the property.
