Retail & Residential Conversion
Following the completion of a two-phase process consisting of sub-divisions works and external repairs to a substainal corner building in Worthing’s man shopping area. Our Client required DMP to proceed with Project Managing works providing a mixture of residential units to the upper parts for letting.
The DMP Solution
Works commenced in late Autumn 2014 with two final phases to form a mixture of one, two and three-bedroom flats. DMP administered two JCT minor work contracts for each phase and, as mentioned, project managed the works through to successfully enabling handover in September 2015 and January 2016 respectively.
As part of our involvement in the project, DMP liaised with the local council to obtain necessary consent for new property addresses, as well as seeking quotations, administrating and installation of new utilities and associated meters, in a safe and timely fashion.
Throughout, we provided monthly cost reports for the Client’s representative, detailing contractors ongoing costs, professional fees and third party costs.
Overall the first phase was finished in 24 weeks and the second undertaken in 28 weeks. The Client and associated agents commented the whole development proved a success with the flats being let prior to Practical Completion.
