Commercial to Residential Conversion
DMP instructed in Autumn 2019 by a leading UK property development and investment company to consider the conversion of self contained offices in Phase I to provide 3 no 1. bedroom luxury flats. A further phase II was to consider unlocking the un-usable retail storage to the rear of the ground floor to provide further residential accommodation.
Our client approached DMP due to substantial knowledge on commercial to residential developments. In particular vast experience converting and unlocking residential schemes in London and the South East. The client had recently obtained the vacant freehold from a national bank in Wallington High Street. The building had been neglected over many years.
Our surveyors attended site to undertake a full Measured Survey of the property and also to understand the construction and structural make up to ensure the proposed conversion met the clients brief.
DMP developed Building Regulations, Structural and Construction Package. Therefore meeting the requirement of the Approved Documents and commentary provided by the appointed Approved Inspector Harwood Approved Inspectors to oversee the Building Regulations approval.
DMP liaised at all times with client, Main Contractor and Approved Inspector to ensure the drawings and accompanying notes met the proposed specification.
Through out the works, DMP attended site as required, provided updated revision drawings and liaised and responded to the client.
Our expert architectural team submitted detailed planning drawings and supporting Planning and Energy Statement. This is now approved by Sutton Council, proposals for a self contained ‘Live/Work’ unit which shall be carried out during phase II in 2021.
