Warehouse Schedule of Condition
The Client Brief
DMP were contacted by a new Client who requested us to undertake a Photographic Schedule of Condition on their behalf as an existing tenant for use with the reversionary lease.
The Survey was undertaken around the Client’s usual working operations and in line with their timescale requirements of their lease renewal.
Prior to the survey, a site visit was carried out to gather all necessary information in order fully prepare to piece together the schedule with a comprehensive brief of the Client’s requirements; including any necessary Health & Safety protocols.
The schedule was required to capture three separate units forming part of the lease. It was established that the three units would be treated individually in order to identify the specific details of each, all having had different functions and works undertaken to them over the previous years.
Existing plant machinery was in situ and had to be worked around to capture this necessary level of detail that the Client required. The brief was to include recognising the relevant detail of the roof structure having previously been replaced by the existing tenant.
Individual photographic schedules of each unit were prepared and referenced throughout the schedule of condition to further clarify each unit’s condition and to ensure a comprehensive level of information contained.
Following completion of the Schedule of Condition the report was issued to the Client for their review. Further to a discussion with their landlord some additional information was requested to be included; to which an amended final report was swiftly issued by return.
The DMP Solution
DMP were able to understand and aid the client in representing the three industrial units in their existing condition. With the aid of the photographic schedule individually referenced within the report the clients expectations and requirements were suitably adhered to and exceeded.
