Retail & Residential Conversion
This classic 1930’s styled end of terrace property, which included retail accommodation and a former staff flat above, was in a dilapidated state of repair.
DMP initially negotiated and agreed a schedule of dilapidations with the outgoing tenant, which later proved to be a useful contribution to the cost of the general repairs to the fabric of the building.
The clients brief was to provide an increase of net sales area; achieved by demolition and re-building of the rear addition to maximise site cover to its full extent. The upper floors were to be formed into a single maisonette with self-contained rear access and roof terrace.
The DMP Solution
DMP took on the Contract Administration role, driving the works forward, after successfully obtaining planning permission and preparing detailed construction drawings.
The development was simple in its concept and execution; thus maximising the financial returns. The Minor Works JCT Contract allowed for partial completion, providing the retail tenant the choice to take occupation whilst the residential accommodation was being completed.
The residential works were completed to a high specification prepared by DMP to ensure the highest level of rental return for the area would be achieved.
