Client Brief
DMP instructed by a leading UK property company on the potential of sub-dividing further existing 2 no. large flats and studio flat to provide 5 no. 1 bedroom flats. Our client, focusing on mixed use real-estate, had acquired a substantial portfolio ‘Woolwich Estate’ from DMP’s existing client in early 2018. Proudly, DMP had acted for the previous client for many years. Furthermore, had obtained the original planning permission for the proposed works.
Our new client approached DMP due to our substantial knowledge of the existing portfolio since 2003. In particular the granted planning permission for the proposed works.
Our client had recently taken back the first and second floor from a residential rental company.
Interestingly, constructed as an end and mid terrace Victorian retail property, the property had been subdivided by Hyde Housing and monitored by DMP back in 2005 to provide two retail units and the existing residential accommodation. Majority of the structure remained with structural openings and non loading bearing walls provided to sub-divide the accommodation. Existing uPVC double glazed windows and staircases retained.
Our surveyors attended site to undertake a full Measured Survey of the property to ensure the as granted planning drawings would still be applicable and met the clients latest brief for the proposed conversion.
DMP Solution
DMP developed Building Regulations Drawings & Package. Meeting the requirements of the Approved Documents and commentary provided by the appointed Approved Inspector.
DMP liaised at all times with the clients Project Manager, Main Contractor and Approved Inspector. To ensure the drawings and accompanying notes met the proposed specification.
Throughout the works, DMP attended site as required at monthly meetings, provided updated revision drawings and liaised and responded to third party interior design specialists.
