Schedule of Condition
DMP instructed on behalf of an individual company in East Sussex who were looking to acquire a new lease of a bar and restaurant in Tunbridge Wells. Our brief was to carry out a detailed Schedule of Condition to be appended to the new lease.
The new client approached DMP due to our substantial knowledge of the Education and Leisure sector and experience of undertaking Schedules of Condition. Coupled with limiting their future repairing obligations to the condition of the property at Lease commencement.
Our client requested we attend the property during a joint inspection with their appointed Structural Engineer. Therefore the survey was quickly arranged and two surveyors duly attended while navigating around the existing tenants working operation and private residential accommodation.
Specifically the Schedule of Condition was required to capture all the building defects in particular to the external fabric and internal landlords . Our surveyors established during the inspection that there had been limited external repairs and maintenance to the building. And captured in excess of 500 images.
A comprehensive photographic schedule prepared and referenced throughout the schedule of condition. By doing so, to further clarify each areas condition and to ensure a comprehensive level of information contained.
DMP were able to quickly understand and aid the client in representing the inherent defects and limited repairs undertaken to the building fabric. Furthermore, our specialist knowledge identifying existing conditions of the varying building stock. In particular, the roof defects, basement tanking and mechanical & electrical installations.
Its important to mention, that our photographic schedules are individually referenced within the report, aiding our clients quick decision making. The Schedule of Condition report timely issued to our client to enable it to be appended to the new lease documentation. Equally important, our clients expectations and requirements were suitably met.
