High Street Bromley
Our Client who is a private developer, working across London and the South East. Owning the site for 10 years and following the departure of a long standing retail tenant who leased the whole building in the centre of Bromley High Street. Our client had a vision to assist redevelopment of a parade consisting of mixed retail and residential use. With the requirement for more affordable residential property in the area, meant that the property ideally suited both retail refurbishment and residential conversion.
Interesting the site comprised of an early 1900s terrace building, over four floors, abutting a three storey 1950s infill building one side and remaining 1900s terrace parade the other.
Further more, our client had pre-let the lower ground and ground floor to a national food retailer who wanted to limit their dilapidation liability therefore the client proposed to bring back the use of the upper parts as residential accommodation.
Due to the previous retailers lack of expenditure on the building and failure to meet dilapidation obligations the building had sadly fallen into a very poor state of repair.
The DMP Solution
DMPs initial brief was to develop a scheme for a single retailer and options for residential conversion to the upper parts. Once a scheme was agreed and the retailer signed up to a new lease DMP submitted a detailed planning application to Bromley Borough Council for consideration.
The Planning proposal included external upgrade including window replacement, new shop fronts, internal and external alterations and sound acoustic/air quality measures. On receipt of granted planning permission the scheme successfully divided into two phases in order to deliver the retail demise and three new maisonettes.
Significantly, DMP acted on behalf of the client as an Employer Agent for phase I and Architectural Consultant for both phases. Successfully undertaking weekly site inspections with the client, QS and contractor.
