Residential Conversion
Client Brief
DMP were instructed by a Client, a large investment company, to consider the conversion of self contained offices in South Street, Chichester. This had followed on from the existing tenant relocating into the adjoining open plan office space. The initial brief was to review layout and costs with minimum alterations to the existing Grade II listed property.
Following successful review of all possible options, DMP were then asked to submit to a Change of Use and Listed Building Consent application to Chichester Borough Council, outlining the creation of a one-bedroom and two-bedroom flat.
On receipt of both applications being granted, our Client was looked to us to Project Manage all works with an agreed programme of 12 months. Included works were to fulfil planning, building regulation and contract matters.
The DMP Solution
The works commenced in October 2016 when DMP administered a JCT Minor Works 2016 contract.
Principal Designer was amongst many roles DMP had played. Signing off on the Contractor’s Pre-commencement, Health & Safety paperwork, regular monitoring and reporting of site matters and upon-completion piecing together the O&M Manual.
As part of our Project Management role in the project, DMP liaised with the local council to obtain necessary consent for new property addresses, as well as seeking quotations, administrating and installation of new incoming mains water and electrical services and associated meters, in a safe and timely fashion.
Throughout the project, regular Photographic Schedules of on-site progress were issue to the Client for communication and record purposes.
Overall, the works were completed on time and within budget. The Contract period summing to 12 weeks and official handover in late January 2017.
On completion the clients representative attended site and commended the Contractor works and good eye to detail.
