Commercial Schedule of Condition on Retail Property in Tunbridge Wells
Approached by a new client, who prior to their purchase of a retail property on Church Road, Tunbridge Wells, wanted an understanding of the current condition of the commercial property.
Our team completed a Schedule of Condition of the ground floor and lower ground floor retail unit. Plus, internal communal and externals parts of the property, and provide a detailed report based on our findings and review of the commercial lease agreement.
During the inspection, DMP found the property to be in a fairly dilapidated and dated condition. With periodic maintenance needed in order to prolong the serviceable lifecycle of the construction elements. The predominant issues arose externally, in which a lack of upkeep from the previous owner was evident. In particular, the need to clear all rainwater goods systems and replace the guttering in areas.
Significantly, with the use of our Aerial Drone Imaging Service we was able to provide an alternative perspective. Furthermore, asbestos containing materials were found within the internal communal areas. As a result, the client was advised accordingly with multiple advisory options.
Multiple issues were attributed to the fire provisions and safety within the building. It was found that penetrating pipework lacked the correct fire separation between compartments. As well as the presence of non-fire rated doors between compartments. In addition, no Fire Safety person had been assigned to building as directed within the Regulatory Reform (Fire Safety) Order 2005.
On review of the commercial tenancy agreement, DMP were able to reveal items of the agreed tenancy improvements that were still outstanding, which our client had not considered. DMP were able to explain and clarify the areas in which required improvement from the current tenant. Specifically the need for heating and timber treatment and redecoration of all external window frames. Importantly, the client could prioritise the areas need for renovation.
In conjunction with the issued report, DMP gave a courtesy call to the client to discuss and clarify the areas which required attention alongside the potential to periodically inspect the property within the future.
