DMP complete a building survey and acquisition report for a client looking to purchase a stunning detached cottage.
Located in a rural position within an Area of Outstanding Natural beauty between Wadhurst and Stonegate, East Sussex.
The delightful cottage believed to be 17th century. Extended by the current owners in the 1970s, doubling the size of the original farm cottage. Offering good sized family accommodation over ground and first floors.
Through our inspection and due diligence we established the need for further investigation of the foul and surface water below ground drainage system.
Putting our clients at the centre of our service, DMP have outside of the original instruction, met with CCTV drainage specialists on behalf of the client in order to understand the extent of the drainage system prior to reporting back separately to the client.
In addition, internally, we identified evidence of rising damp to external solid masonry walls and internal partitions. Within our report with have highlighted keys construction defects including raised ground levels, limited/no DPC and disturbed/blocked surface water drainage gullies.
To further assist our client, we have recommended and sought quotations to undertake a Timber and Damp survey of the property. Our surveyor shall be attending the property to obtain further advice to feed back to our client.
