Commercial Schedule of Dilapidation in West Malling

DMP were instructed to undertake a Schedule of Dilapidation of an Office/ Warehouse property located in West Malling. The current tenant was nearing the end of the lease agreement. The landlord required a schedule of dilapidation to highlight the condition of the property, in conjunction with any tenant fittings which requires removal upon termination of the lease.
During the inspection, DMP were able to highlight and note key areas of the internal fabric and fittings of the building which required either servicing, replacement, repair or removal. Depending upon the condition and relevance to the lease agreement and tenant fit-out.
Generally, the property showed signs of general wear and tear.
Aerial Drone Imaging
Our aerial drone capabilities uncovered that the tenant installation of solar panel units to the roof. In addition, the presence of cut-edge corrosion to steel paneling.
It was clear that the external areas of the property had not been well maintained by the current tenant as the overgrown vegetation blocked the M.O.E fire escape at the rear elevation. As well as tenants storage blocking parking and accessibility to the side elevation.
Further to the inspection, DMP were able to breakdown the tenant obligations to the landlord on a room-by-room basis. Importantly, giving a clear direction to the landlord to reinstate the property to its original fit-out for a new incoming tenant.
