DMP instructed to complete a development appraisal for a client who is purchasing a property within an historic part of Tunbridge Wells.

Our client is purchasing the property with a mind to complete development works prior to their occupation. This comes with its own unique concerns regarding development due to the location of the property.

The Coach House is located on the corner of Prospect Road and Calverley Road. A popular area within Tunbridge Wells Conservation Area but also within Historic England’s Historic Parks and Gardens. Also known as Calverley Park and Grounds, which hold a Grade II listed status.

Significantly, the area around the property, within the Historic Park, was bordered by Listed Properties associated with the old use of Calverley Park and Grounds. Dating from the 1830s, the grounds were originally part of the Decimus Burton development of Calverley New Town for private residents. Those homes which were previously the Villas of Calverley Park.

The registered site of 11 hectare (ha), comprises 4.5ha of public park, 3ha of communal parkland, and 3.5ha of villa and other private gardens.

The site is enclosed along its north and east sides by an almost continuous stone wall, built as part of the original layout, which forms the boundary with the adjacent Crescent Road, Calverley Road, and Prospect Road in which our clients property was located and surrounded by.

The development of this property will require sensitivities due to the local history associated, although not commonly known.
