A Full Residential Building Survey in White Cliffs Country

DMP have recently completed a Full Building and Acquisition Survey of semi-detached 5 bedroom property in St Margaret’s Bay, Kent.

The property converted from two flats had come to the market for the first time in 40 years.

Overall the property was found externally to be well maintained with varying repairs undertaken. With characterized charm internally of original Victorian doors and chimney breasts to all principal rooms.

Some Key Points Identified

On close inspection internally the electrical installation was aged and presumed to be in excess of 30 years old. Therefore the whole property requires rewiring including a new metal RCD consumer unit. The electrical installation aging is evidenced by surface mounted cabling and sockets/switching throughout the property.

From 2016, British Standard 6771:2011 (IET Wiring Regulations 17th Edition) includes regulation requiring consumer units and similar switch gear in domestic premises to have a non-combustible material. Therefore we have advised our client these works shall be required as immediate/essential repairs.

Furthermore, it was evidenced that ceiling and wall surfaces are finished with an Artex stippled texture. Until the late 1980’s/early 1990’s, Artex coating was made with white Asbestos to strengthen it. Any Artex coatings applied after 2000 may or may note contain asbestos.

As per HSE guidance any work on asbestos can be dangerous, an appropriately trained plumber/electrician can undertake works i.e drilling holes and generally the works does not need to be notified to HSE. HSE offer a wide range of guidance notes and for example ‘Asbestos Essentials’ reference HSG210 can be obtained.
