Acquisition Survey on
Grade II Listed Former Office
This week DMP undertook a Pre-Acquisition Survey and Schedule of Condition of a Grade II detached former office building on St John’s Road, Tunbridge Wells.
The mid 19th Century property was formally a pair of houses. Formed over basement, ground, first and second floors now converted to offices.
Externally the handsome building is rendered with painted brickwork. Boasting 4 no. large sash windows and 4 no. narrow sash windows and two unique centred windows at attic level.
This Victorian jewel is the remaining historic building in the street scene whilst a significant neighbouring site awaits redevelopment.
Our new client approached DMP in order firstly to record the condition of the property. In particular due to squatters that had gained access and commenced removal of pipework and metalwork through out the building. The schedule of condition will form part of the new lease agreement between the landlord and our client.
Secondly a Pre-Acquisition survey will identify building defects. Specifically determine external defects and internal elements. Our surveyors identified during the inspection varying structural alterations and extensions have been carried out to the property historically to provide the office accommodation as found today.
