DMP Undertake multiple Dilapidations Schedules In London

DMP have recently completed three further Dilapidations Schedules for a long existing Investment Portfolio Client who has a large stake-hold in Woolwich town centre.

The premises comprised of three different tenants, including a independent fashion retailer, an Amusement Arcade to the ground floor and private rental dwellings set over the upper three storeys.

Whilst predominantly the survey was within one substantial property, DMP were required to assess the three separate leases and individually ascertain what repairing obligations each tenant had.

The tenancies were formed at differing times and originally via different lessors; all of which had to be taken into account when compiling the requested Dilapidations Schedules.

The repair and re-instatement works necessary, via the tenant’s obligations, differed across all three properties. DMP discovered some substantial defects due to poor maintenance over a period of time.

Finally DMP issued reports to the relevant tenants and are currently in liaison with all parties trying to find a suitable outcome.
